Plat Review


Subdivision Plat Review


Chapter 820, Laws of Minnesota - 1971 requires Subdivision Plats and Registered Land Surveys to be approved by the County Surveyor before recording. All plats are thoroughly analyzed for compliance with Minnesota Statutes as well as County and professional standards. The charge for this service is an initial fee of $200.00 for each plat or Registered Land Survey plus $20.00 for each lot, outlot, park or tract with a minimum fee of $300.00.

A parcel map database update fee of $5.00 per lot, outlot, park or tract is added to the review fees.

Common Intrest Community (CIC) or Condominium Plat Review


Minnesota Statute, Chapter 389.09, Subdivision 2, requires that each Common Interest Community (CIC) or Condominium Plat be approved by the County Surveyor before recording. All CIC or Condominium plats (including Supplemental and Amended) are analyzed for compliance with Minnesota Statutes as well as County and professional standards. The charge for this service is an initial fee of $200.00 for each plat and supplemental plat, plus $20.00 for each unit therein, with a minimum fee of $300.00.

A parcel map database update fee of $5.00 per unit is added to the review fees.

Additional Review Fees


If a subdivision plat, Common Interest Community plat, Condominium plat or Registered Land Survey is found to contain errors during the third review, a $200.00 fee will be charged for the fourth review and all subsequent reviews thereafter.

A $100.00 fee, plus $20.00 per Lot, Outlot, Unit, Tract or Park will be charged when revisions are made that affect platted lines or when Lots, Outlots, Units, Tracts or Parks are added after the initial review has been substantially completed. An additional $5.00 parcel map database update fee will be charged for each Lot, Outlot, Park, Unit or Tract that is added.

Substantial changes including but not limited to: revised legal description; revised exterior boundary; revised street and/or Block/Lot layout; etc. made to the plat, CIC or R.L.S once the initial review has been substantially completed will result in an entire new plat fee being charged.

The County Surveyor's Office will determine what constitutes significant errors or substantial changes.


Note: Plats remaining in our office for a period of 120 days may be subject to additional review and additional fees. All prices are subject to change.
